Deadline planner

2031 is roughly one lease cycle away. Work back from your target date to the last point at which each measure has to be decided.

Default is the 2031 standard. Use an earlier lease event if that is your real constraint.
The real deadline is a lease event, not a date in the regulations Most measures are enormously cheaper in a void. If the last void before your deadline is 2029, then 2029 is your deadline – and the difference between doing roof insulation in a void and doing it around a trading tenant can be the whole business case.

Sequence the work around the dates you already have

Our Upgrade Plan places each measure at the break, expiry, refinancing or refurbishment date where it can actually be done.

Common questions

Why work backwards?

Because the deadline is not the constraint. The constraint is the last void, fit-out or plant renewal before the deadline at which the work can actually be done without paying an occupied-building premium.

Are these lead times realistic?

They are planning allowances for an occupied commercial building, covering specification, procurement and installation. A straightforward building beats them; a listed one with a planning application does not.
